Additions and changes

The buyer of a new apartment can sometimes choose from some material and color options that are included in the purchase price. In general, the buyer can also order additions and alterations to his apartment separately. They are billed separately.

The buyer can typically choose from a few wallpaper and tile options and choose between some kitchen cabinet door options. Instead, for example, balcony glass and fireplaces often have to be ordered separately as additions and modifications.

Go through well in advance of the trade

Additional and modification work possibilities are usually discussed with the seller well in advance of the sale. In this way, the buyer can find out what kind of changes are possible and by when they must be agreed upon.

Additions and changes can be agreed upon already when making the sale and they can be recorded in the sale book. A separate contract is usually drawn up for the work to be ordered after the deal is made. The work is paid according to the contract upon completion of the work.

The offers are usually fixed prices

Additional and modification work is agreed with the seller or a contractor authorized by him. Agreements and related offers and responses must always be made in writing. In general, offers for additional and modification work are made to buyers at fixed prices.

According to Chapter 8, Section 25 of the Consumer Protection Act, the trader is not obliged to detail the price structure of the fixed-price service to the customer. The consumer must be informed of the prices including VAT.

During the construction phase, the buyer's contractor to the site only with a different contract

Without a separate agreement, the buyer may not order his own contractor or materials to be installed in his apartment at the construction site during the construction phase. When the apartment has been completed, the ownership has been transferred to the shares and the management of the company has been handed over, the buyer can make changes to his apartment in accordance with the regulations on the right to make changes in the Housing Corporation Act.
