What can you order?

High-quality construction means that the construction work meets the regulations and expectations related to the durability, functionality, safety and appearance of the building.

A construction project always starts with the person undertaking the construction project, i.e. the client. According to the Land Use and Construction Act (MRL), whoever undertakes a construction project must ensure that the building is planned and constructed in accordance with the construction regulations and regulations and the issued permit.

If the person taking on the construction project himself does not have enough know-how, it is important that his representative is committed to the project, who is able to monitor the customer's interest. The task of the developer representing the customer is to coordinate the wishes to match the available budget and schedule and to intervene in possible error situations. The developer's procurement expertise and quality and risk management affect the entire construction chain.

According to MRL, during the construction project, the main designer, i.e. usually the architect, must ensure that the construction plan and special plans form a whole in such a way that the requirements of the construction regulations and regulations and good construction practice are met. Sufficient time must be reserved for planning and the customer must ensure that a comparison of the plans has been made before starting the construction work.

The contractor's task is to ensure that the construction is carried out in accordance with the plans and regulations and in accordance with good construction practice. In the implementation, the customer must ensure adequate supervision of the construction site and remember his own duties and responsibilities regarding the implementation. Occupational safety legislation also imposes occupational safety obligations on those who undertake a construction project, and the builder has criminal liability if he neglects the obligations laid down in the occupational safety act and the regulation on construction work.

The importance of construction quality can also be seen in the commissioning and maintenance phase of the building. The building must remain of high quality throughout its life cycle, and therefore it is important to pay attention in the early stages of the project, e.g. to the planned service life, the quality of the materials used, and to utilize proven standard solutions.

The condition of the building must also be taken care of with appropriate and timely repair and maintenance measures. As a tip, I'll pick up the RT card (18-10922) Technical lifetimes and maintenance times of real estate. The instruction card shows the average technical lifetimes, inspection intervals, service intervals and maintenance periods of the property's structures, building components, area structures and HVAC systems and equipment. This information can be used e.g. in condition assessments and surveys as well as in project and maintenance planning.

In addition, I would like to emphasize the law's requirement that the person embarking on a construction project must ensure that the construction project has designers and foremen who meet the eligibility requirements and that other people working in the construction project also have sufficient expertise and professionalism, taking into account the demands of their tasks. After this, as a subscriber, authority and responsibility. Make use of the expertise of experts and challenge the different parties of the project to bring solutions for the benefit of the project as a whole. With a good team, you can go far and better understand what you have ordered.

Finally, I remind you that we are all able to influence, in one way or another, how our built environment is taken care of.
